Time to sell your home! Here are some important tips you need to know!

     New year new things, which for some of us means time to sell your home!  But before you do there are some things you must know.  There is often a few little things you can do that will greatly increase your value and or help you sell fast.  Sometimes spending a little bit of time and a small amount of money can help you increase your value….some these tip 'could' help you turn a few hundred dollars into a few thousand dollars.
    Here are some ideas and tips that will help you sell fast and for more money!
           CLEAN UP
                             * Make sure that personal items are put away and counter space is clear of clutter.
                             * Think simple - statistics show that keeping minimal items out makes spaces look bigger and helps others to picture themselves living there.
     

EXAMPLES - Bathrooms put everything away and keep the surfaces clean of everything other then maybe one little decoration.  You will see in this bathroom the counters are clean and only one small decoration is out making it feel open and light.

EXAMPLE - In this Kitchen you will notice that not much is on the counters.  A few small items again making things feel open, large and inviting.  Another very important thing to note is that there is minimal items up above the cabinets.  Statistics show that people's eye are always drawn up when in someone's home therefore it is very important to not clutter this space.  Keep it simple!


 PREPARE FOR SHOWINGS - MAKE IT LIGHT
      Take a few minutes before each showing to open all the blinds and turn on the lights this brings in a natural light from outdoors making it feel light and spacious and the indoor lights add to the feel making it feel like home.

Now for the things that might cost a little bit of money.  

1) Paint your baseboards and touch up paint throughout.  Freshly painted baseboards give the feeling of a clean home makes buyers feel like they won't have to spend money on painting as soon as they purchase the home.  Touch up paint will help with this too.  The last thing a buyer wants to do when they buy a home is paint but 90% of the time this is what they have to do so if you can save them that step they are more likely to want your home and are more willing to pay more for it.

2) Freshen up the yard.  Make sure and get the grass nice and green and put down some fresh wood chips, this is great for curb appeal and draws people in. 

EXAMPLE: In this home the grass is green and fresh wood chips were put in right before it hit the market.


3) Get the carpets cleaned.  Having freshly cleaned carpets fluffs them up and makes them nice.  This adds to the clean, light and bright theme were going with which will help buyers to be more willing to pay money for a home that they don't have to come in and replace the carpets. 


Bright, light and clean…..do these tips and you will have the buyers leaving your home thinking wow what a great house.
